News: Residential Tenancy Act Set For First Reading

The proposed Residential Tenancy Act aimed at protecting tenants and landlords against racial discrimination is set for first reading in Parliament by year end, revealed Housing and Local Government Minister Zuraida Kamaruddin.

While the bill’s focus is to combat racial discrimination in housing, it will also ensure that tenants and landlords “both get a fair deal with better protection and no manipulation,” said Zuraida in an interview with the Sunday Star.

The proposed Act will also enable the ministry to set a maximum rental rate within housing areas, especially those under low-cost housing projects.

“This is to avoid landlords from simply charging a high price which does not commensurate with the property,” she noted.

“Some irresponsible ones have been charging higher rates to foreigners, which is unfair.”

Various media reports claimed racial discrimination in the rental markets, with landlords refusing potential tenants due to their ethnicity.
